This bar is located just off the main Paseo Maritimo in the 'Darsena de Can Barbara' area of Palma de Mallorca. It's an inlet from the sea where the smaller boats are moored, the area is beautiful, prestigious and very busy. There are three other very good bars and one excellent restaurant in the area. All the bars co-operate well with each other. The clientele are generally Spanish residents with good incomes, an eye for fashion and an ear for music. Of course there are tourists of other nationalities in the summer but the bar is not seasonal, it stays open all year round as many of the seasonal workers return to Palma, from the tourist areas and the mainland, in winter. The bar also attracts local celebrities and also visiting football players, models and dj's. Currently open Thurs, Fri, Sat& Sun from 11pm - 4am. There is the option to open more days and longer hours but we prefer not to as it can turnover 3000 euros just on wet sales between midnight and 4am. The interior is modern with a very unique design. There is a good sized, fully fitted kitchen which we choose not to use, food is not our speciality. The bar comes with a large basement which is also not used(except for storage and office space) but has the potential to become a nightclub, offices, restaurant, accommodation etc, the possibilities are endless but whatever the basement is used for it will need complete renovation.. There is also a terrace, currently with 6 tables,24 chairs, umbrellas etc. The locale is 600 sq mtrs over 2 floors and currently holds the license for a restaurant with music and the license from the Port Authority for the terrace. The use of the building can be changed for any business and the terms of the lease are negotiable. The option to buy the freehold is included in the lease agreement. The rent in this area is high compared to other parts of the city due to the excellent location and high foot traffic. Currently set at 3,500 euros per month for both floors(subject to increase each year). Included with the sale of the lease is all fixtures, furniture, fittings, a large amount of high quality sound equipment and office equipment, including two computers with ADSL connection, telephones, printer, fax, customer databases, desks etc etc.
